[GRADE B -- Narativ investigative reporting + NYC property records, February 2026]
The property transfer chain for 11 East 71st Street, Manhattan -- the townhouse sharing a wall with Epstein's mansion at 9 East 71st Street -- has been documented through NYC ACRIS records:
The property became Lutnick's primary residence. He literally shares a wall with Epstein's mansion.
WHAT THIS SHOWS AND DOES NOT SHOW: The transfer chain establishes that Lutnick's home passed through at least three Epstein-controlled entities (SAM Conversion, 11 East 71st Street Trust, Comet Trust) before reaching him, each time for a nominal $10 with transfer taxes revealing multi-million-dollar actual values. The Wexner address on the original 1988 acquisition connects this property to the same Wexner-Epstein financial architecture documented in GOY-15. This does NOT prove Lutnick received the property improperly -- the transfer taxes suggest actual market-rate consideration was paid. However, the chain of $10 nominal transfers through Epstein trusts is the same mechanism described in the FBI Guardian Complaint (EFTA01249210).
